What is a smart leak detection system, and what does a plumber actually install?
The core piece is a motorized shutoff valve with a flow sensor, installed on the main line after the meter and any pressure regulator. Devices like Flo by Moen, Phyn Plus and LeakSmart watch flow rate and duration, then close the valve when a pattern looks like a burst rather than a shower. Point sensors under sinks and behind the washer are secondary.
Will a leak shutoff valve lower my homeowners insurance?
It may. A number of carriers offer a premium credit for an automatic water shutoff device, and some require one on high-value policies. The credit varies by carrier and by policy, so call your agent before you buy and ask which device types qualify and what documentation they want. Most ask for the model and a photo of the installed valve. We can provide the invoice and model number.
Does putting a smart shutoff valve on my main need a permit?
Usually yes, because it means cutting into the potable water service. Los Angeles handles that through LADBS. The valve has to be a listed product, so look for an IAPMO or UPC listing and NSF/ANSI 61 certification for parts in contact with drinking water. It also needs power and Wi-Fi at that location, which is often why the install turns into more than a quick swap.
PEX or copper, which should I repipe with?
Both are code-approved. PEX is flexible, resists the pinhole corrosion that hits copper in some Los Angeles water, and can often be pulled through walls with less demolition. Copper handles UV and heat, so it is the choice for exposed exterior runs. Type L copper is standard where pipe goes underground or under slab. We usually run PEX inside walls and copper where it is exposed.
Is PEX even legal in California? I heard it was banned.
It was restricted for years, but PEX has been approved statewide in the California Plumbing Code since 2009. Look for tubing stamped to ASTM F876 and F877. Two limits still apply: PEX is not rated for long-term UV exposure, so it cannot run exposed outdoors, and most manufacturer listings require a metallic connector of at least 18 inches at a water heater.
What does trenchless sewer work actually involve?
Two methods. Cured-in-place pipe lining pulls a resin-saturated liner through the existing pipe and cures it in place, forming a new pipe inside the old one, per ASTM F1216. Pipe bursting pulls a splitting head through the old line and drags new HDPE behind it. Both need access pits at each end. Both start with a camera inspection, because the method depends on what the old pipe is doing.
When can’t you do trenchless, so I end up digging anyway?
A few situations. A belly, where the line sags and holds water, cannot be fixed by lining, because the liner follows the existing grade and the sag stays. A fully collapsed section leaves nothing to pull a liner through. Severe offset joints, multiple tight bends and no room for access pits also rule it out. The camera inspection tells us which case you have.
Does trenchless sewer work still need a permit if you are barely digging?
Yes. Sewer lateral repair and replacement is permitted work regardless of method. In Los Angeles that goes through LADBS, and if the work reaches the public right of way you also need a permit from Public Works. Santa Cruz County work is permitted through the County or the relevant city. Anyone doing it should hold a C-36 or C-42 license. Ours is CSLB #914119.
Is hydro jetting better than snaking, and can it damage my pipes?
It cleans more thoroughly. A cable punches a hole through a blockage; a jetter uses water at roughly 1,500 to 4,000 psi to scour grease and scale off the pipe wall. It is not right for every line. Badly corroded cast iron, Orangeburg and thin clay can fail under it. That is why we camera the line first and match the nozzle and pressure to what we see.
Which of these technologies is real and which is marketing?
The ones with a measurable mechanism hold up: camera inspection, hydro jetting, CIPP lining, PEX, and a motorized shutoff valve on the main. Those either see something, remove something, or close something. Where claims get soft is app-connected fixtures and leak prediction features. A sensor that pages your phone is only as useful as the valve it is wired to. If nothing closes, nothing stops.
What drives the cost on these upgrades?
Access, mostly. For trenchless, it is the length of the run, the depth, how many bends, whether the line crosses a driveway or a city street, and what the camera finds. For a repipe, it is the number of fixtures, wall and ceiling access, and stucco or plaster repair. For a smart valve, it is where the main enters and whether power is nearby. I have a 1930s house. Is it worth upgrading, or should I wait until something breaks?
Two things are worth doing before failure. If you still have galvanized steel supply or clay sewer, both are past design life and fail on their own schedule, usually into a finished room. Get a camera inspection of the lateral and check a section of supply pipe. Everything else, including smart valves and fixture upgrades, can wait. Order the work by what floods the house, not what is newest.
